We can can apply none slip surface treatments to improve safety and a soldier course or brick or cobble effect border will be integrated into the pattern imprinted concrete design
A Decorative Concrete Specialists pattern imprinted concrete driveway or patio area would be ruined by pre-cast concrete steps from a builder’s merchant, so we won’t install them.
Drainage, Planning Permission and Building Regulations
We always operate in accordance with best building practice and will not contravene planning permission rules, building regulations or local bye-laws. In most cases, planning permission and building regulations are not applicable to the installation of pattern imprinted concrete pavement to a patio or front driveway. However certain rules apply for householders wanting to pave over their front gardens. Planning permission is not required if a new driveway uses permeable or porous surfacing which will allow surface water to drain through, or if the rain water on a non-porous surface is directed to a lawn or border to drain naturally. Planning permission is still not required if an existing porous surface of more then five square metres between the front of the property and the public highway is converted to a non-porous area such as pattern imprinted concrete, as long as surface rain water is directed to a lawn or border to drain naturally and not to the road or existing mains drains.
What is a Rain Garden?
Rain gardens are widely used in America and we introduced them into the UK in a response to the new rules introduced in 2008. Rain Gardens are depressions that are located along the edge or the pattern imprinted concrete patio or driveway at a low point. The depression can either be filled with gravel or cobbles as a decorative feature, or filled with suitable plants to help slow run off. For more information on this, please see the section on Aesthetic Design Features above.
In order to comply with regulations, we will generally use a combination of aco drains, French drains, land drains and soakaways. However, every pattern imprinted concrete patio or driveway installation is different and our designers and surveyors can offer their best advice during a visit to your home. If planning permission is shown to be required, we will make an application on your behalf.
Decorative Concrete Specialists prefer to use recess tray covers if manholes have to be replaced as part of pattern imprinted concrete patio or driveway installation. They have either a five ton or ten ton rating depending on the type of traffic the new surface is used for and they are available in various sizes. These recessed covers allow our installers to infill them with pattern imprinted concrete and colour it to match the area around the manhole. These pattern imprinted concrete recessed covers can be easily lifted for access and inspection of drains at a later date and are much more attractive than a basic metal manhole covers.
Generally, building rules do not apply to paving however we will need to ensure that any altercations do not make access to your home any less satisfactory than it was before. However, our designers and surveyors can advice you in these matters.
Concrete Crack Control Design
There are certain conditions that can cause concrete to expand or contract slightly which can lead to a cracking of the surface. Within the design process for all pattern imprinted concrete installations, our designers and surveyors take the threat of cracking very seriously and ‘design in’ a number of precautions. Your pattern imprinted concrete paving design can be arranged to disguise crack control joints and with clever design it can often enhance the appearance. All crack joints cut into pattern imprinted concrete patios and driveways will be filled with mastic, which where possible will be matched closely to the colour of the new patio or driveway.
